Pune: City-based big builder, nine others booked for making fake documents of land in Baner and selling it

Pune: The Chatuhshrungi Police have booked a prominent city-based developer and nine others for preparing fake documents of a land parcel in Baner. They showed the document as genuine in the registrar’s office and sold it without the consent of its owner.

Jayawant Dnyandev Salunkhe (51), a resident of Katraj, lodged a complaint in this regard. An offence has been registered against Agraraj Developers LLP’s Arvind Jaibhagwan Goyal (42), Ankush Jaibhagwan Goyal (39), Kapil Satishchandra Agarwal (33), Dawoodyal Kisanlal Singhal (66), Yash Rajesh Jain (24), Vimalkumar Harishkumar Aggarwal (41), Shubham Sanjay Jain (28), Power of Attorney holder Rajesh Satpal Jain, Amar Namdev Shinde, resident of Bhosari, Seema Shamrao Sabnis, resident of Shivajinagar, and Bapu Rohidas Dalvi (45), resident of Undri.

The incident took place between January 13, 2023 and August 2, 2024. According to the police, the complainant works as the manager (admin) of Kirti Developers, a land development and construction company. The company owner, CP Mohandas, has projects and open plots of land at various places. The company has a 6-guntha land parcel in Baner. The land was bought from original owner Sopana Ganpati Murkute in the name of Mohandas’s sister Ratnabai T Radhakrishnan in 1994.

The company was getting enquiries whether they would sell the piece of land. When a 7/12 extract of the land was procured from the Talathi office in Baner, a mutation was seen. Amar Namdev Shinde’s name was inserted in place of Ratnabai Radhakrishnan by Dense Infrastructure LLP.

The plot ownership was transferred through a sale deed to Amar Shinde. It was sold at Rs 1.75 crore. After a scrutiny of the document registered at the Sub Registrar’s office, it was found that a fake document was prepared by a fake Power of Attorney owner. A conspiracy was hatched in connivance with others and the document was shown as genuine at the registrar’s office. The 6-guntha open plot was sold without the permission of the owner. The government was also cheated by forging the documents. API Narendra Patil was investigating the matter.
